Sorry I haven’t been recapping. I’ve been a bit busy in real life. Shocking, I know. But let’s check in on our favorite San Francisco agents. Okay, two of them are our favorites.
Roh
Roh is trying to keep a client called Mr. Wong who has a difficult listing and wants to buy something else immediately for tax purposes.
Roh looks hot in his biker gear. I’m just saying.
Mr. Wong has turned down two full price offers on his problem listing. Unless Roh can find him another property immediately that he likes better. The client agrees to take an offer at $50K above ask, and Mr. Wong is happy. And so is Roh.
Andrew
Ugh.
Andrew has a listing appointment halfway between San Francisco and Silicon Valley. It’s gorgeous; however, it is very close to the freeway. The buyer wants $2 million and that is too high. He lists it for $1, 748,000 and hopes for a bidding war. With all the traffic noise, I don’t see that happening.
Andrew is terrible at showing a house. He says, “This is the foyer, this is the dining room off of the kitchen…this is the stove..” He’s horrid.
Andrew is terrible with clients. He seems pissed that the buyer has conditions on the purchase. How long has he been an agent again? Although, his agent should be handling all the potential conditions.
The buying agent is fucking with Andrew. And I love it. But Andrew gets a good price for his seller.
Justin
Justin has a friend for a seller and he is expecting nothing less than $3 million. Again, the property is overpriced. But he is trying to get Roh to sell it hopefully to Mr. Wong who may not know the comps as well as someone local. The HOA fees are $1,800 as month!!! Sadly, Roh and Justin don’t seem to think very highly of each other.
Justin goes to meet with his friend about Roh’s client offering $2,875,000. His friend is stuck on $3 million. Roh and Justin have an argument. Justin’s friend basically fires him.
Why doesn’t Justin’s sister move that freaky curl off Justin’s forehead. It has to be bothering her as much as it is bothering me.
Next Week: Roh and Justin argue more. I hate when Daddy and Daddy fight.
I really need to watch this. SF Bay Area born and raised (until I moved away from college), I know where ALL these locations are.
I know a couple people who live in San Fran and I am always telling them to move away from the earthquakes, but watching this show, it is clear why that town is such a hot real estate market. It is drop dead gorgeous.
Even the “less desirable” properties are amazing.

It was most likely filmed the three days out of the year when there is full sun. Me and the hubby joke every time we watch this show. SF has the craziest microclimate 360 days out of the year. Yes, I’m a Bay Area girl. Don’t let the weather they sow fool you. Now Pleasenton, always nice weather.

I live in Hayward and trust me, Justin had it exactly right. There are no good restaurants, no good bars, no good clubs and lousy shopping. It is however a great place to raise a family, Good schools, nice parks, family friendly entertainment. Roh moved here to raise a family not to party with his single friends so good for him.
Why am I in Hayward? I died and went to hell. j/k I’m here for family, why else would anybody move to Hayward.
Wait! We live near Roh? Do you know anyone with a gaybie we can steal to take to the park to play with his kid? 🙂

OK, I admit it. I have sung karaoke on occasion at the Turf Club but I know nothing about what goes on in the parking lot behind the ‘book store’ despite what you may hear.

There is something strangely sexy about Roh to me. I also get a gay vibe from Justin but not quite. I will say (I’m a realtor in Fort Lauderdale), when Roh’s Mr. Wong originally accepted the offer and then reneged on it, the buyer could have sued him for specific damages and made him go through with the sale. That was odd to me.
Until there are signatures on a contract anybody can do whatever they want. They can add new conditions or raise the price or even walk away from the deal. In the case of Mr. Wong they had not yet gone into contract.
True. I just assumed by that point they had signed off on it because it seemed like it was at least a day later. But then again, it’s all for TV.
Ugh that Kevin dude was just such a jerk. Go taste some more jam dude. LOL. Wish he had taken Justin’s advice and took the deal. I hope he had to end up taking way less for the place afterwards. Justin is appealing to me, like a little puppy. Very cute. Oh and yes that one curl that was hanging down was driving me nuts too.
Roh from Hayward. Large community of Indian, Punjab, Pakistani and software and tech workers. Bedroom community. Nothing but houses and stores. Andrew lives in ritzy Alamo, Lafayette suburbs over the Bay Bridge.
Justin, ok he’s from here but he’s the odd kid from private school. These guys may think this will give them exposure, TBD. Heide is born and raised and she’s been selling RE for quite a while. The usual rule is buy RE from agents who actually know the area. The Mission is ground zero for 1M+ for buildings that may have or have not had remodelling. 10 years ago it was a dangerous place esp. at night, I mean rough. I mean armed robbery, shootings, drug sales, junkies and alc’s passed out in the street. You want to come to SF, live in the Mission and still have a check cashing business down the block? How Hip!

Surprised that Roh didn’t offer Wong the option of doing a reverse 1031 exchange, where the funds from the sale are held in escrow until he finds his new property. Perhaps the rules have changed since I was doing 1031s to avoid taxes on the sale of investment properties. Basically a 1031 just rolls your investment into a new property.
I haven’t seen every episode of this show. Have they had any homes in Marin? By far my favorite place in the Bay Area…Tiburon, Belvidere, Sausalito, Mill Valley…just gorgeous.
The East Bay properties are less interesting to me.
