Phaedra Parks recently placed her house on the market with Ansley Atlanta, a boutique real estate agency focused on luxury properties. There was a pocket listing given to the agency within the last two months in an attempt to sell the property quietly. This sign was placed on the property this morning.
In a pocket listing the property is given exclusively to one agent to sell. The property is not put into the Multiple Listing Service that all companies use to advertise their properties to other agencies. It is not publicized on the Internet at all, there are no open houses. It is up to the agent to list and sell the property themselves. The upside of this for the agent is that they receive a commission as both the buyer and the seller’s agent. The downside is that the property is not advertised on the open market.
Shortly after news leaked that Phaedra was fired from RHOA, neighbors noticed Phaedra out in her yard planting flowers. They found that to be unusual behavior for her and it’s now clear she was trying to add a little curb appeal. And it worked. This also explains Phaedra’s recent moving items out of the house.
My question is how does liquidating this property that Phaedra purchased in her own name in April of 2013 for $849,000. That was around the time that Apollo ran off to the Bahamas with his side piece from Philly. Will selling the property while the divorce is still open make it a community property? Perhaps if she just takes the equity and drops it on her hefty mortgage for the new property, it won’t affect things.
As long as we are discussing Atlanta real estate, it may be time to point out that Moore Manor will likely be the next RHOA property to go on the market. When Kenya purchased Moore Manor it was essentially a tear down. She managed to get the very highest quality finishes throughout the entire house with the help of many advertisements on her Instagram. It was clear to me that she bought Moore Manor as a very serious investment. Despite the fact that she muttered the Sheree Whitfield party line about building the house for her children, I believe it was always intended to be an investment that she would flip once housewives was over. She may be ready for a pocket listing of her own.
Now that she is married to a man who lives and works in New York, I would think the time for her to sell is rapidly approaching. Kenya is not going to leave her man alone in NYC for much longer. Personally, I’m hoping Kenya joins RHONY next season. But I have a feeling Kenya has what she wants now, and is ready to walk away and focus on her new family after this season of RHOA. The filming season here is just too long to commute between NYC and Atlanta after this season. Also, Andy seems to have an aversion to acknowledging that black people actually live in NYC. Aside from the inclusion of Kim Biermann on RHOA, it seems that the housewives franchises are segregated.
That’s all the real estate tea for today. At least until I find out a little more about what is going on at Porsha’s place…
