On the last episode of RHONY, the listing of Bethenny’s apartment by Fredrick Eklund last February was inserted into the December timeline in order to hype up their new property flipping series. It was a wildly ridiculous scene where Fredrik told the homeowner on adderall with ADD to “declutter.” The she was told to get rid of the horrific lighting fixture in the living room because not everyone is on a reality show where they frequently stage a bar with their alcohol line. Then in a moment where they both wanted to show they will work together on their new show, they magically both determined individually that the listing price should be $5,250,000. Because surely with both of them on TV they could get just over a million more than the $4,200,000 Bethenny paid for it just over two years ago.
But that is not happening. So in early April, they dropped the price to $4,995,000. And still, nada.
Despite this beautifully written listing.
This one-of-a-kind architect-renovated residence exemplifies exquisite SoHo luxury loft living. Sleek aesthetics are perfectly wedded to pre-war sophistication throughout 2392 square feet, which houses 2 bedrooms and 2.5 bathrooms.
Looking to the east, the great room is brightly lit by triple-paned arched windows, which are framed in hardwood mahogany. These three windows are distributed in equal measure across the 25′ wide sunken living room, which has extra-high ceilings up to 14′ feet and possesses a working wood-burning fireplace. The balcony, which is the only one in the building and is perfect for enjoying SoHo sunshine, is also accessed from this area.
Conjoined to this entertaining space is the open kitchen, conceived by the German kitchen designer Bulthaup. Fit for a Michelin star chef, it features appliances of SubZero, Gaggenau, & Miele origin, and is outfitted with imported marble, sink AND pot-filler, state-of-the-art ventilation system, an extra-large pantry, and five-burner range by Wolf. The home’s twin wine storage is located in the pantry / utility closet.
The oversized master-bedroom has a breathtaking floor-to-ceiling custom walk-in closet and en-suite bathroom. Custom imported marble, dual sinks with storage above & below, soaking tub, and steam shower w/ rain-head & wand complete this lavatory.
Rounding out the apartment is the second bedroom, which is nearly equal to the master in size and scope, as it too has an en-suite bath. Walnut flooring, central cooling & heating, washer / dryer units, Crestron touch panels, built-in speakers with Sonos sound system, sound-proof city windows, and a beautifully landscaped atrium in the centre of this home are just some of its additional appointments.
The HOA is $2, 242 a month. THE FUCKING HOA! All of that for a 24/7 concierge? How much do they get paid? I’ll take that job. I despise HOAs and while I almost understand them in a condo building, I think they should be illegal for free-standing single homes.
Based on the staging, I’m going to assume Bethenny has already moved out. I’m sure we will be seeing her new place soon on RHONY and/or the new show. But this listing is getting stale. She might need another price drop.
Fredrik sold the Tribeca apartment in one day. Perhaps he doesn’t have as many clients in this price range?
